The Workforce Housing Solution
The final component of the Forge Solutions Model is our workforce housing initiative. As discussed on our Tenderloin project page, one of our goals is to build housing for the workforce. The historic Tenderloin district has always been a neighborhood for working-class San Franciscans, so what better place to start this initiative? We are able to achieve our goal of building workforce housing through our partners’ innovative construction technology and private partnerships. To learn more about our construction technique, visit the Energy & Sustainability Page.
A key aspect that aids in our production of this kind of housing in San Francisco is the utilization of the Group Occupancy housing model. Historically, the laws surrounding Group Occupancy housing have been ill defined in San Francisco in the hopes that it would promote innovative thinking and interesting applications, like what we have developed for the Tenderloin. Our buildings in the program average about 135% of AMI. Again, it is important to note that we are not sacrificing quality to make this effort possible. All units have high-end finishes and state of the art technology built in. The first project that is part of this endeavor is our Tenderloin project, where the average unit size is 250 square feet. The small nature of the units drive the intrinsic cost per key lower than any other new development in the city, making all of the units affordable for the workforce of San Francisco.
In addition, to address this market, we have partnered with a private entity to provide 40 units at an even lower cost to local first responders and social workers. This relationship may be one of the first privately funded partnerships to bring subsidized housing to market in San Francisco. This model is made possible due to the tax incentives provided by the use of alternative energy sources in our buildings and the residential hotel conversions that are taking place in conjunction with this project. We are excited to see this product come to fruition and to bring a much needed solution to the workforce housing problem in San Francisco.
