Millenials and others who choose to live in the urban core seek a place that provides a sense of place, access to the eclectic offerings of a diverse and active social community, and a green environment. It is all about convenience, service, and intellectual honesty.
Today we share everything and in the urban core, that includes a group living experience. The key metric is intrinsic price compared to services.
Community and Privacy:
In the Community, we look for a diverse and dynamic experience. We share dining, entertainment, transit, cars, bicycles, mail systems, and friends. In the Forge environment, we share living spaces as part of our community, and like living at home, someone is there to make sure the place stays clean, there is food when we want it, a car when we need it, a place to hang out, work out, play games or hide in quiet.
Privacy is defined as our own space. The place where we can get away, rest, and recoup. A big piece of that experience is personal expression. Maybe for you it is a quiet place. Maybe it is a place where you can play your music loud. A place to be alone, be together, write, think, sleep...
We are travelling lighter, with fewer “things” but we need a place for the “stuff” that accretes to life.
We work hard but need to live where we work so we can play hard and not spend our time, the most precious commodity of all, on getting there. It is really about “being there”

Flagship Project - The Tenderloin, San Francisco
The historic Tenderloin district has always been a neighborhood for working-class San Franciscans. Today we use the term "Workforce" housing. Supported by our long experience in the Tenderloin and San Francisco, working closely with residents, business owners, and local leadership, a shared vision for the future has emerged. What the Tenderloin needs is "workforce" housing focused on the middle of the residential market. Forge promotes both economic and cultural diversity through our offering to this community. With this influx of workforce housing will come more people, bringing with them more jobs, more revenue, and much needed services. This process will lead to tremendous economic growth in one of the densest areas of San Francisco without displacement of existing residents.
While the Tenderloin contains thousands of low income subsidized housing units and some high end condominiums, it, like many San Francisco neighborhoods, lacks middle income new housing solutions close to work and public transportation. It is our mission to bring high quality workforce rental housing to San Francisco.
Our flagship project at 361 Turk and 145 Leavenworth has been submitted to the San Francisco Planning Department for their consideration. Drawings and information are on file there. There are two aspects to this project. Primarily, we are building new housing stock pointed at the Workforce community. This means our rents average affordability ratings of 135% of AMI. To help understand what is proposed, we offer the following brief.
